If you have never leased an apartment in Canada, there are a number of different things you need to know. Here are some typical Canadian apartment leasing conditions that you might find. Landlords like stability. They like to know that they can count on you to stay in one place for a while. That is why, most of the time, you will be signing a one-year lease. Some landlords will, knowing that many students like to go home for the summer, allow you to sign an eight month lease.

Most landlords require a two-month notice before you end your rental agreement. That means that, even if you have just two months left on your lease, you need to let your landlord know whether you wish to renew or if you would like to move on at the end of your lease. If you’ve chosen to move once more at the end of the lease, the landlord must give you twenty four hours notice before showing your apartment. This gives you time to tidy and clean so that the place reflects well on you and on the landlord.

Subletting is generally not allowed in most rental agreements. If you must sublet, your landlord will likely not allow you to remove your name from the lease, and if your sublet does a midnight move, the landlord is going to come after you for payment. Generally speaking, subletting is a last ditch thing to do. Resist it at all costs.

When renting, always find out if you will have to pay for your own electricity or heat or both personally. In winter, this can become very expensive, and you will probably want to set up an equal payment plan with the utilities company in order to budget better for your heating and electricity needs. If you are lucky, these will be included in your rent. If not, well, be prepared to wear a lot of sweaters! Check your agreement!
